Our Analytical Approach


Hotels

We believe the biggest challenge in the tourism and hospitality industry is the lack of good analytics reflecting rental yields and return on investments.

The hospitality industry is known for ratios such as average room rates and RevPAR but limited information is available on net returns to the owners.

The challenge with the lack of benchmarking is that often performance cannot be correctly measured in order to allow for accountability and management review and establishment of appropriate targets.

Our approach is that hotels are commercial assets and net rental returns should always be paid.

We developed the following unique ratios which we track and use for benchmarking:
- Annual gross revenue per key / per hotel.
- Annual payout ratio per key / per hotel.

 

Self Catering and Serviced Places

The seasonal factor of the tourism business does cloud rental payout targets. On all properties we set an annual rental target as a benchmark as to what should be achieved.

Maree Brink - Chairman

Maree Brink - Chairman

Maree was born in Quebec, Canada in 1963. He completed his schooling at Paul Roos Gymnasium in Stellenbosch whereafter he attended Stellenbosch University where he obtained honours degrees in Commerce and Accountancy. Maree qualified as a Chartered Accountant in 1992. After 5 years with Price Waterhouse Coopers, Maree founded the Village N Life Group of Companies in 1994. Being an active sportsman, Maree plays tennis, is an Enduro off-road motor biking enthusiast and kite surfs as often as he can.

Johannes Lategan – Investments Director

Johannes Lategan – Investments & Funding

Johannes was born in Oudtshoorn, South Africa in 1967. He completed his schooling at Outdtshoorn High whereafter he attended Stellenbosch University where he obtained a degree in Accountancy. At the University of South Africa he obtained an honours degree in Commerce. He joined Village N Life in 1994 after completing 3 years with Price Waterhouse Coopers. Johannes lives in Camps Bay with his wife Ilsebe and his 3 daughters, Mila, Kristi and Isabelle.

Shaun Slabber - Investments Manager

Shaun Slabber - Business and Investments Manager

Shaun grew up in Cape Town, South Africa. He completed his schooling at DF Malan High School in 2001. Shaun is a CIMA Dip. Management Accountant – CIMA qualification expected by end of 2019. He is a sports enthusiast and would love to attend the next Olympic Games and Rugby World Cup. Shaun is also passionate investment analysis and spends a lot of effort and time to upskill himself in this arena by reading biographies of all the great hedge fund managers. Shaun lives in Green Point with his wife, Samantha.

Hannes Swart - Group CFO

Hannes Swart - Deal Flow

Hannes was born in 1967 in Swellendam, South Africa where he also matriculated. He attended Stellenbosch University where he obtained B.Acc, B.Acc Honours and M.Acc degrees, all with distinction. Hannes qualified as a Chartered Accountant in 1992 completing his articles with Ernst & Young in Cape Town. Hannes then moved to the USA where he joined The Coca-Cola Company in Atlanta focusing on merger and acquisitions mostly in Asia Pacific. He also completed his CPA (USA) qualification while in the USA. After living in the USA for 11 years, Hannes moved back to South Africa where he incorporated ‘Growfinity’, company involved in various investment and entrepreneurial ventures. He joined Village n Life in 2018 and lives in Stellenbosch.

Grant Roberts

Grant joined TPF Wealth in 2015. Grant is a big sports enthusiast, and Arsenal fan. He enjoys assisting his church with arranging events, and loves breaking away to the west coast with his wife and son.


Sylvia de Louw

Sylvia joined TPF Wealth in 2011. She supports as many charity walks all over Cape Town as she can, and enjoys breakaway weekends in Caledon with her husband and 3 daughters.


Fiona Neethling

Fiona joined TPF Wealth in 2011. She is an avid Manchester United fan, and enjoys spending time around a braai in the company of family and her children.

Timeline


1994

Maree Brink and Johannes Lategan conceptualized and initiated the Village Hospitality Concept with the launch of Harbour View Cottages, also known as Cape Town’s First Guest Street, in a historical area which is now known as De Waterkant Village Launched Private Special Purpose Funds with a long term vision to invest in tourism related assets and financed by South African banks. The first investment was 7 houses in De Waterkant.

1995

Private Special Purpose Fund purchased The Bay Hotel on the basis of a full repairing and insuring lease.

1996

Village N Life Limited was incorporated as a specialist rental and hospitality management company, exclusively focused on ensuring that investment income returns are optimised. Launched the Tourism Participation Property Model, affording private residential property owners the opportunity to buy property and participate in the dynamics of the tourism industry. Benefits include enhanced rental returns, hassle-free ownership and private occupation when required. The model is unique and its income is not pooled; each property is managed individually and Village N Life fees are incentive driven. Notice periods are 6 – 12 months. To date (2018), 178 owners with residential property to the value of R1,7 billion are participating.

1997

Launched a specialized estate agency www.vnlrealty.com.

2000

Private Special Purpose Fund purchased, after which Village N Life launched De Waterkant House, a guest house, situated in the popular area of De Waterkant. Conceptualised and launched Camps Bay Resort, a fun and vibrant seaside resort, located across from Camps Bay beach. The vision was to offer a resort experience, with centralized reception and services. Private Special Purpose Funds commenced buying up properties for this purpose in Camps Bay (2016, own over 46 title deeds).

2001

Conceptualized and launched Waterfront Village at the Marina Residential in the V & A Waterfront. To date (2018), the venture consists of over 100 participating residential properties in what is known as the most expensive residential development in Africa.

2002

Private Special Purpose Fund purchased Earl’s Dyke and bordering properties and redeveloped as
Camps Bay Retreat, a boutique hotel set on 4.5 acres of private nature reserve.

2003

Private Special Purpose Fund purchased 24 properties in Mouille Point. Village N Life launched
Mouille Point Village.

2006

Private Special Purpose Fund purchased and Village N Life conceptualized, developed and launched
The Charles Guest House in De Waterkant.

2007

Launched Tourism Participating Property at The Glen Apartments, luxury serviced apartments in Camps Bay. Private Special Purpose Fund bought The Farmhouse Hotel in Langebaan on the West Coast. The Farmhouse Hotel offers splendid lagoon views, delicious hearty meals and Afrikana styled Museum.

Shaun Slabber joined TPF Wealth.

2010

Launched Tourism Participating Property at The Crystal, luxury serviced apartments in Camps Bay, with 24 participating sea-facing apartments.

2011

Private Special Purpose Fund commenced the purchase of Village N Life’s Hermanus Collection consisting of New Wing Harbour House, the Manor House and Le Paradis and later went on to lease and develop the adjascent Village Square and subsequently purchased Quarters Hotel.

2014

Private Special Purpose Fund purchased and renovated the historical Stone Cottages in Camps Bay.

2015

Private Special Purpose Fund purchased the Quarters Hotel (renamed Harbour Square Hotel). Village N Life secured 10 Village Square apartments on a long-term lease (www.thegallerystudios.co.za). The property will collectively form the Village N Life Hermanus Collection to be hosted and managed by Harbour House Hotel.

First investment in Mauritius is secured.

2016

Achieved a benchmark of over R3 billion in assets under management and stewardship:

- Tourism Participating Property with 178 owners, valued at R1,7 billion.

- Private special purpose funds with properties of R1,3 billion.
