Our Analytical Approach


Hotels

We believe the biggest challenge in the tourism and hospitality industry is the lack of good analytics reflecting rental yields and return on investments.

The hospitality industry is known for ratios such as average room rates and RevPAR but limited information is available on net returns to the owners.

The challenge with the lack of benchmarking is that often performance cannot be correctly measured in order to allow for accountability and management review and establishment of appropriate targets.

Our approach is that hotels are commercial assets and net rental returns should always be paid.

We developed the following unique ratios which we track and use for benchmarking:
- Annual gross revenue per key / per hotel.
- Annual payout ratio per key / per hotel.

 

Self Catering and Serviced Places

The seasonal factor of the tourism business does cloud rental payout targets. On all properties we set an annual rental target as a benchmark as to what should be achieved.

Maree Brink - Chairman

Maree Brink - Chairman

Maree was born in Quebec, Canada in 1963. He completed his schooling at Paul Roos Gymnasium in Stellenbosch whereafter he attended Stellenbosch University where he obtained honours degrees in Commerce and Accountancy. Maree qualified as a Chartered Accountant in 1992. After 5 years with Price Waterhouse Coopers, Maree founded the Village N Life Group of Companies in 1994. Being an active sportsman, Maree plays tennis, is an Enduro off-road motor biking enthusiast and kite surfs as often as he can.

Johannes Lategan – Investments Director

Johannes Lategan – Investments Director

Johannes was born in Oudtshoorn, South Africa in 1967. He completed his schooling at Outdtshoorn High whereafter he attended Stellenbosch University where he obtained a degree in Accountancy. At the University of South Africa he obtained an honours degree in Commerce. He joined Village N Life in 1994 after completing 3 years with Price Waterhouse Coopers. Johannes lives in Camps Bay with his wife Ilsebe and his 3 daughters, Mila, Kristi and Isabelle.

Shaun Slabber - Investments Manager

Shaun Slabber - Business and Investments Manager

Shaun grew up in Cape Town, South Africa. He completed his schooling at DF Malan High School in 2001. Shaun is a CIMA Dip. Management Accountant – CIMA qualification expected by end of 2017. He is a sports enthusiast and would love to attend the next Olympic Games and Rugby World Cup. Shaun is also passionate investment analysis and spends a lot of effort and time to upskill himself in this arena by reading biographies of all the great hedge fund managers. Shaun lives in Green Point with his wife, Samantha.

Grant Roberts

Grant joined VNL Wealth in 2015. Grant is a big sports enthusiast, and Arsenal fan. He enjoys assisting his church with arranging events, and loves breaking away to the west coast with his wife and son.

Sylvia joined VNL Wealth in 2011. She supports as many charity walks all over Cape Town as she can, and enjoys breakaway weekends in Caledon with her husband and 3 daughters.

Timeline


1992

Maree Brink (with Price Waterhouse Coopers at the time), Johannes Lategan (with Price Waterhouse Coopers at the time) and Andre Lamprecht (homeowner and Barloworld Director at the time), meets while they were involved with the turnaround of Club Mykonos by way of a scheme of arrangement and the Masterbond curatorship.

1994

Maree Brink and Johannes Lategan conceptualized and initiated the Village Hospitality Concept with the launch of Harbour View Cottages, also known as Cape Town’s First Guest Street, in a historical area which is now known as De Waterkant Village Launched Private Special Purpose Funds with a long term vision to invest in tourism related assets and financed by South African banks. The first investment was 7 houses in De Waterkant.

1995

Private Special Purpose Fund purchased The Bay Hotel on the basis of a full repairing and insuring lease.

1996

Village N Life Limited was incorporated as a specialist rental and hospitality management company, exclusively focused on ensuring that investment income returns are optimised. Launched the Tourism Participation Property Model, affording private residential property owners the opportunity to buy property and participate in the dynamics of the tourism industry. Benefits include enhanced rental returns, hassle-free ownership and private occupation when required. The model is unique and its income is not pooled; each property is managed individually and Village N Life fees are incentive driven. Notice periods are 6 – 12 months. To date (2016), 178 owners with residential property to the value of R1,7 billion are participating.

1997

Launched a specialized estate agency www.vnlrealty.com.
